The commute calculation is one side of the ledger. The other is everything you're driving toward. Numbers we don't usually quantify, but we should.
The price-per-square-foot delta is the single biggest dollar conversion in foothills relocation. Most buyers more-than-double their footprint.
Hybrid 2-day from Murphys is net less driving than full-RTO Walnut Creek. The geography is paradoxically efficient.
The Bay's mid-August fog isn't a luxury you give up. The Sacramento Valley's 108° heat isn't one you take on. Foothills land between them.
If "more land" is on the wishlist at all, the change is closer to step-function than incremental. The math is unusual.
